What is the Golden Thread in Construction?
Understanding the Golden Thread requirements under the Building Safety Act and what information actually needs to be recorded, by whom, and for how long.

The simple definition
The Golden Thread is the dependable, up-to-date record of information needed to understand, manage, and demonstrate building safety over the life of a building. It is not a single document or a single system. It is a standard that any information affecting safety should meet: accurate, current, accessible to the people who need it, and connected to the real building it describes rather than scattered across disconnected folders and inboxes.
What belongs in it
In practice, the Golden Thread pulls together information that is often produced by different people at different stages of a building's life.
- Design drawings, specifications, and structural calculations
- Product data and certificates for materials and systems used
- Inspection records and maintenance history
- Competence evidence for people who carried out safety-critical work
- Decisions made that affect safety, and the reasoning behind them
Why 'findable and trustworthy' is the real test
A useful way to judge whether something belongs in the Golden Thread is to ask: if someone needed this information in five years to understand a safety-critical decision, could they find it, and would they trust it? Information that only exists in one person's memory, or in a format nobody else can open, fails that test even if it was recorded correctly at the time.
Who is responsible for keeping it
Responsibility shifts as a building moves through its lifecycle. During design and construction, the principal designer and principal contractor carry duties to compile and hand over accurate information. Once a building is occupied, the accountable person takes on responsibility for keeping the record current as the building changes, is maintained, or is altered.
For contractors and trades working on an existing occupied building, this means your handover information is not just paperwork for the current job. It becomes part of a live record that someone else will rely on later.
